The fee is $495+HST upfont, with $2,995+HST due at closing. If the seller offers a buyer agent commission above $2,995, the difference will be returned to you as a cashback rebate.

A REALTOR® will prepare and submit your offer using current standard forms, based on MLS® details and your instructions. If the seller responds, we'll handle counteroffers until there's an agreement or the seller stops replying. This service includes an inspection appointment, one buyer visit, appraiser access if needed, and any documents required to fulfill conditions or finalize the sale.

Is it really same day?

Yes, it can be same day—if we receive your completed info early enough and you're ready to respond quickly with anything else needed, including signing documents. Otherwise, "same day" means within 24 hours.

Can I see the property first?

Yes, a viewing can be arranged before making the offer, depending on the property's location and how much time there is before the offer deadline.

I've seen the property with the listing agent already. Is that a problem?

It depends on what was discussed with the listing agent, whether you signed anything, and whether they showed you the property during an open house or a private showing. If you made it clear you wanted your own representation and didn't give the impression they'd be writing an offer for you, it usually isn't a problem.

How much money can I save using this service?

On a $1 million purchase where the seller pays 2.5% commission, you'd receive $21,056.30 in cash after closing. You can also choose to pass this amount to the seller to help negotiate a better price.

What else do I need to know?

In addition to offer documents, you will be required to sign a service agreement and prove your identity. You also need to be sure that the property is available, that it meets your requirements, and that the price you're offering is appropriate.
